Creekwood Ranches is an architecturally controlled community. If you are building, you and/or your builder need to acquire the POA Bylaws and Unit specific deed restrictions. All building or improvements must be approved by the Architectural Review Committee. Creekwood Ranches Subdivision is limited to single family residences only. Construction must begin within six months of the plan approvals. Property owners must contact the property owners association Architectural Review Committee, see names and contact information below, prior to beginning any construction.
The following needs to be reviewed:
- New home construction.
- Addition to home, garages, sheds, structures not approved when home is built.
- Pools
- Fencing
Initial New Home Construction
Property owners must provide to the architectural review committee the following prior to beginning any construction. All construction must comply with the deed restrictions applicable to the unit where the property is located. Deed restrictions and Bylaws, were provided at time of purchase, or can be obtain on this website.
- Name of owner(s), must be name on property title
- Proof of ownership – deed
- Address of construction – include unit, block and lot number (can be obtained on Comal County Cad), residential address, if assigned.
- Phone number and Email address
- Set of building plans, including:
- Site plan including all easements, setbacks and building locations
- Survey with setback lines and topography
- Water well site
- Septic/drainage site
- 2,000 sq. ft. living space minimum
- Specifications for concrete slab
- 75% masonry (rock or brick)
- Composition of roofing material
- Paved driveway and materials of construction (ex: concrete, asphalt, etc.)
No plans will be reviewed until the above requirements are submitted. Any changes made to the originally submitted plans, affecting roof, exterior surfaces, size, etc., a plan needs to be re-submitted and approved prior to implementing such changes. All phases of construction must be completed prior to moving in. No living on any lot is allowed until the main residence is completed.
Renovations, Additions to existing residences
Property owners must provide to the architectural review committee the following prior to beginning any construction. All construction must comply with the deed restrictions applicable to the unit where the property is located. Deed restrictions and Bylaws can be obtained on this website.
