In order for property to be purchased or sold in Creekwood Ranches BOTH a Resale Certificate and a Creekwood Ranches Subdivision Property Title Transfer MUST be processed. Along with reasonable evidence that the purchaser has a contractual or other right to acquire property in Creekwood Ranches subdivision.
Creekwood Ranches is a single-family mandatory Property Owners Association with annual assessment dues.
Effective August 9, 2021, a resale certificate fee in the amount of two hundred dollars ($200.00) applies to all resale certificates request. Creekwood Ranches uses the mandatory TREC 37-5 form only, per Texas Property Code 207.
Effective August 9, 2021, a Creekwood Subdivision Property Title Transfer fee in the amount of two hundred dollars ($200.00) applies to all property transfers within Creekwood Ranches. This is a mandatory fee.
Both request forms can be obtained by downloading the Request For Resale Certificate and Creekwood Ranches Subdivision Property Title Transfer forms (Two forms – two pages – covers the information needed to complete both documents).
Submit the completed to firstname.lastname@example.org and MAIL the signed, original form(s) TO: Creekwood Ranches POA, 12000 Summer Meadows, Spring Branch, TX 78070. Request acknowledges – $200 for Resale Certificate and $200 for Creekwood Ranches Subdivision Title Transfer Fee ($400 total) payable to Creekwood Ranches POA, no later than the property closing date.
When the signed request forms have been received, the request will then be processed. We need all information on the forms and the signed second page to be able to start the process. The written request is not deemed complete until BOTH the forms are received. Our preference is to receive the monies (checks total $400.00) when forms are submitted – prior to closing, but no later than the property closing date.
Refinancing will require completion of the Resale Certificate request form (found on website). The TREC 37-5 will be used and has a $200.00 fee.
In the event that an updated resale certificate is required (60 days since first one issued), a TREC 37-5 form will be completed with any updated information and current date. The updated form will be completed when both the request and another check for $75.00 is received.
