Creekwood Ranches Architectural Review Committee (ARC) Rules
WHEREAS, the Board of Directors of Creekwood Ranches Property Owners Association, Inc. (“Association”) is vested with management of the subdivision,
Therefore, the Board of the Association adopted the following rules and regulations of Creekwood Ranches Subdivision.
- PURPOSE
Creekwood Ranches is an architecturally controlled community. If you are building, you and/or your builder need to acquire the POA Bylaws and Unit specific deed restrictions and all Governing Documents. All building or improvements must be in compliance with the Creekwood Ranches Architectural Review Committee rules and approved by the Creekwood Ranches Architectural Review Committee prior to any construction. Creekwood Ranches Subdivision is limited to single family residences only. Construction must begin within six months of the plan approvals, if not, another set of plans must be submitted for approval. Property owners must contact the property owner’s association Architectural Review Committee, see names and contact information below, prior to beginning any submittals and construction.
Complete the Application form, found on the website, for review, following these rules, which must be submitted with all fees and documents.
The following needs to be reviewed:
- New home construction.
- Addition to home, garages, sheds, or structures not approved when home was built.
- Pools and/or patios
- Fencing
- Roofing
- Remodeling of exterior and/or additions
- Initial New Home Construction
Property owners must provide to the Architectural Review Committee the following prior to beginning any construction. All construction must comply with the deed restrictions and all Governing Documents applicable to the site where the property is located. Plan reviews can take up to 6 – 8 weeks for initial reviews and up to 6 weeks for subsequent re-submittals. Governing Documents, were provided at time of purchase, or can be obtained on our website www.creekwoodranches.com. The list below needs to be submitted for review:
- Name of owner(s), must be name on property title
- A $250.00 plan review fee for all new home construction
- Proof of ownership – deed
- Address of construction – include unit, block and lot number (can be obtained on Comal County Cad), residential address, if assigned.
- Phone number and Email address of owner and persons submitting package.
- Set of building plans, including:
- Site plan including all easements, setbacks, fencing, pool and building location(s)
- Building plans including floor plan(s), building sections, all elevations, roof plan, etc.
- Survey with setback lines and topography
- Water well site location
- Septic/drainage site location
- 2,000 sq. ft. living space minimum
- Plan and Specifications for concrete slab
- 75% masonry (rock or brick) breakdown tabulation on plans
- Composition of roofing material
- The materials of construction for paved driveways and parking arears (ex: concrete, asphalt, brick pavers)
- All exterior wood, lumber or siding shall be finished with not less than two (2) coats of paint.
No plans will be reviewed until the above requirements are submitted, including the plan review fee. Plan review will be automatically denied until a complete submittal package is received and deemed complete by the committee. Any changes made to the originally submitted plans, affecting site plans, building plans, roof, exterior surfaces, size, etc., a new plan needs to be re-submitted and approved prior to implementing such changes. All phases of construction must be completed prior to moving in. No living on any lot is allowed until the main residence is completed. Acceptance of approval and permission to start construction will automatically grant permission of Creekwood Ranches POA to enter site to verify compliance with the proposed or approved plans.
It is the owner’s responsibility to notify the POA of a change of address when you move into the residence.
- Renovations, Additions to existing residences
Property owners must provide to the Architectural Review Committee the following prior to beginning any construction. All construction must comply with the Governing Documents applicable to the site where the property is located. Plan reviews can take up to 6 – 8 weeks for initial reviews and up to 6 weeks for subsequent re-submittals. Governing Documents, were provided at the time of purchase, or can be obtained on our website www.creekwoodranches.com .

- Set of plans for fencing or pools including:
- Site plan – As above
- Setback lines, current water well site location, septic/drainage site location
- Plan Submittal
