Community Overview
Creekwood Ranches is a deed-restricted, architecturally controlled neighborhood with a mandatory Property Owners Association. The POA is registered with Comal County and the State of Texas as a non-profit organization dedicated to preserving the character, safety, and long-term value of our community.
Key Community Standards
1. Architectural Control: All homes and improvements must comply with our deed restrictions and ARC guidelines.
2. Annual Assessments: Property owners pay yearly dues that support maintenance, insurance, and community operations. Current assessment is $150 and due June 1st of each year.
3. Park & Pavilion: Owners may enjoy our private park – See Park Rules before use.
4. Mandatory for All Sales: Every property sale or transfer requires both a Resale Certificate (TREC 37-5) and a Property Title Transfer. These must be requested together, with required fees and documentation.
5. Signage: Commercial signs are not permitted. Only "For Sale" signs are allowed, and only on the property that is for sale.
